1. Scope and Legal Jurisdiction
This Privacy Policy sets out the policies and practices of Tucker Technology Consulting ("TTC", "we", "us", or "our") with respect to the collection, use, retention, and disclosure of Personal Information in accordance with the British Columbia Personal Information Protection Act (SBC 2003, c 63) ("PIPA BC") and, where applicable, the federal Personal Information Protection and Electronic Documents Act ("PIPEDA").
TTC provides millimeter-accurate reality capture (terrestrial LiDAR, autonomous drone photogrammetry), Building Information Modeling (BIM), mesh objectification, living asset registers, and statutory engineering data layers for British Columbia Strata Corporations, engineering practitioners, and property managers.
2. Strict Separation: Building Asset Data vs. Personal Information
Pursuant to Section 35 of the British Columbia Strata Property Act (SBC 1998, c 43) ("SPA"), a strata corporation must maintain comprehensive building documentation, including architectural plans, engineering reports, warranties, and maintenance records. Under British Columbia law:
- Building Asset Records (Non-Personal Data): Geometric point clouds, 3D polygon meshes, Building Information Models (IFC/Revit), HVAC serial numbers, elevator hoistway dimensions, roof membrane condition scans, and statutory component cost tables are property records of the Strata Corporation. They do not constitute Personal Information.
- Personal Information: Relates strictly to identifiable individuals, including council member contact records, strata unit ownership rosters, or private communications.
TTC processes Building Asset Records exclusively for the benefit of the Strata Corporation. We do not correlate spatial telemetry or building models with individual strata lot owner profiles.
3. Reality Capture & Exterior Privacy Defiltration
When executing autonomous drone envelope surveys and terrestrial LiDAR scanning on strata common property:
- Common Property Exclusivity: Survey trajectories are pre-programmed strictly to capture exterior envelopes, roofs, mechanical penthouses, parkades, and common utility corridors.
- Interior Space Masking & Window Defiltration: Any incidental, accidental visual capture of residential unit interiors through exterior window glazing is automatically subjected to algorithmic obfuscation and privacy blurring during data pre-processing.
- Facial & License Plate Anonymization: In compliance with the Office of the Information and Privacy Commissioner for British Columbia (OIPC BC) guidelines, all identifiable pedestrian faces and vehicle license plates captured during ground-level reality capture are permanently blurred prior to publishing into the STRATA spatial platform.
- Resident Notification Protocol: TTC mandates that property managers and strata councils deliver written notice to all residents at least 7 days prior to any aerial drone survey or ground-based scanning event.
4. IoT Telemetry and Moisture Sensor Governance
TTC deploys LoRaWAN and cellular IoT telemetry devices (in partnership with Disruptive Technologies and authorized vendors) across strata mechanical rooms, pipe risers, and common areas:
- Telemetry Boundaries: Sensors record purely physical parameters: ambient humidity percentage, temperature in Celsius, mechanical vibration frequencies, and surface liquid presence.
- Zero Acoustic / Audio Surveillance: Sensors contain zero audio recording hardware, microphones, cameras, or resident behavioral tracking capabilities.
- Data Transmission: Sensor readings are encrypted end-to-end (AES-128/256) and transmitted directly to secure Canadian cloud endpoints.
5. Data Storage, Canadian Residency & Sovereignty
All strata digital twins, point cloud databases, asset registers, and communication records managed by TTC are stored exclusively in Canadian sovereign data centers (located in Vancouver, BC, Calgary, AB, and Montreal, QC).
In accordance with Canadian public-sector data sovereignty standards, TTC guarantees that strata records are not routed through or stored on foreign servers subject to extraterritorial surveillance legislation (such as the US CLOUD Act) without sovereign Canadian court orders.
6. Zero Third-Party Advertising & Data Commercialization
TTC maintains an unyielding fiduciary commitment:
- We never sell, rent, lease, or monetize strata corporation data or council member information to third-party data brokers, marketing agencies, or advertising platforms.
- Pursuant to TTC Fiduciary Principle G9, we accept zero referral commissions or kickbacks from restoration contractors, insurers, or property management companies.
- Your spatial models are never used to train public commercial AI models without explicit, written Strata Council authorization.
7. Strata Access and Disclosure Rights (SPA s.35 & PIPA)
Strata Councils and authorized property managers retain unconditional access to all digital twin models, asset data, and report deliverables. Upon written request by an authorized council representative, TTC will provide complete, unencrypted exports in standard OpenBIM formats (IFC, COBie, CSV, OBJ, LAS) within 14 business days.
8. Designated Privacy Officer Contact
